Transforms a tight and inefficient kitchen into an open kitchen that offers through-views from several directions, various coffee and seating nooks, a comfortable mud entry, and a vibrant outdoor connection to neighbors walking by. A full basement conversion into living space includes a new bathroom and coffee bar, and reorients to the stairs to thoughtfully create privacy between visiting houseguests in the basement and the main home above. Deep egress window wells wash the basement in light, and wide barn doors facilitate a larger continuous living space when left open, while providing flexibly and maximum privacy for overnight guests when closed.
The Deep Energy Retrofit scope includes replacing all gas appliances in the home with a Mitubishi Hyper Heating heat pump, new induction range and 50-gal Rheem heat pump hot water heater. A new Panasonic ERV fresh air system was installed for contiuous filtered fresh air with heat recovery. For the enclosure, we added blown-in cellulose attic insulation, exterior wall insulation at remodeled rooms, air sealed the envelope where feasible, created a conditioned crawl space, added complete basement wall insulation with 3.75” Insofast panels (R-15), and 1” DriCore Insul-Armor insulation panels (R-4.1) atop the basement slab for happy feet and energy efficiency.
