Project Details Built for a couple and their son, this 480 sqft, one-story ADU has one bedroom and one bath with a covered 180 sqft patio. Reflecting the clients Japanese heritage, a custom Koagari-- a raised floor area, typical in traditional Japanese homes, has lots of storage underneath and dovetails seamlessly via the high performance bi-fold door to an outdoor seating area. The Japanese inspired bathroom is designed as a tranquil, multi-room sanctuary centered around relaxation and hygiene.  It divides the space into three distinct areas: an anteroom for undressing, a wet room with a shower and deep soaking tub, and a completely separate toilet room. 

The house has a concrete-free slab on grade foundation, FSC certified framing, cellulose insulation and an air-tight enclosure measured below the phius standard for air-tightness. Windows and doors are all triple pane, tilt turn units from Pivot. It has a 6,000 BTU ducted Mitsubishi heat pump for heating and cooling and a Panasonic Intelli-balance ERV for filtered, fresh air. Hot water is provided by a heat pump water heater located in an insulated closet accessible from the front porch.
