This 796 sqft ADU has 2 bedrooms and 1.5 baths and was built to provide rental income for a young family. It uses Solid Carbon's concrete admixture in the foundation concrete which uses biochar and SCM's (Supplementary Cementitious Materials, in this case-- slag) to significantly offset the carbon impacts of cement. The slab is a concrete-free slab, employing plywood floating over a bed of insulation. The ADU is extremely airtight, coming in at less than the phius passive house standard of airtightness. It employs cellulose insulation, intermediate framing and a unique all in one heating, cooling, ventilation and dehumidification system that fits into a small closet accessible from the exterior. It provides HEPA level filtration for even the smoky days and easily filters out pollen and allergens from the outside air. The hot water is a split heat pump system that uses CO2 as a refrigerant.
Due to the comprehensive insulation and the airtightness, coupled with the concrete-free slab, the house is extremely quiet. The tenant is a drummer and mentions that he can be playing and the sound isn't disruptive to the main house or the neighbors-- who are located just 10' away!
